A purpose-built cold store for Sydney’s west
Minus 1 opened its first Sydney depot at Minchinbury in September 2025. The facility was developed by Barber Property Group and built by Spaceframe Buildings on a 1.99 hectare site, with Minus 1 taking it on a long-term lease as part of a national rollout of purpose-built cold-storage assets.
The building is a 20,000 square metre depot with roughly 10,200 square metres of cold storage across multiple temperature chambers: a freezer holding more than 10,000 pallets, plus chiller and confectionery rooms with around 2,000 temperature-controlled spaces each. A large refrigerated cross dock and 19 recessed loading docks handle the transport side.
What Lotos delivered
Lotos Concretors delivered the concrete works under head contractor Spaceframe Buildings.
Refrigerated buildings put demands on a floor that an ambient warehouse never does. The slab has to sit over an insulated build-up, take the point loads of loaded pallets and reach trucks at temperature, and hold a finish that will not be reworked once the chambers are sealed and running.
